First I will tell you that the road into this ranch is longer and steeper than most with some turns and switchbacks. That is the first thing that reduces traffic into this ranch. The road is south facing so that is good cause in the winter the snow burns off fast. This road will not work for some people but many have found it not to be a problem. You have to decide. The benefit again is that you won’t have a lot of traffic or lookie-lou’s giving you the privacy that you are looking for.

Second, these two properties are located at the end of the ranch roads and the end of the cul-de-sac road and these properties are on both sides of the ranch road for a good distance before the end of the cul-de-sac and your building site would be past the end of the cul-de-sac so you have got all the privacy that one could want. I would think that if you created a turn around near the beginning of the property you could put up an entrance gate further back on your property giving you even more privacy.

Third, I can take you all over this county and you will have a difficult time finding a 35 acre parcel for $100-150,000 with views half as incredible as what you have on this property. If the ranch access to these properties were better each of these 35 acre parcels would be worth $90,000 each from our experience. The views are just that awesome here!

You have views of the entire Sangre de Cristo range that is visible in this area and both Spanish Peaks and even Greenhorn Mountain to the north. You will certainly see some of the most spectacular sunsets and sunrises from this parcel that you could ever dream to see!

The building site is practically in the middle of the two properties and the terrain drops off in all directions from the building site giving this feeling of total privacy and protection. You just have to see this property to see if it will work for you. Twice the acreage for the money in this area. Its a deal.

Power is to the property line but phone is cell only. They just recently installed new towers for Cell One and Verizon nearby so cell should work great.

I want to mention that you know in our business we see a lot of properties and we fall in love with a lot of them. This is no exception, in fact the moment we pulled up to this property we both felt it. We Loved it from the start….and that is the problem with this property.

No we aren’t going to purchase it, as much as we wish we could, but no only do the current owners love it and really don’t want to sell it but this is going to happen to a lot of people that see this property. We just know it….

The property is an odd shaped property and its split by the ranch road but I don’t think that this will even be a concern for most people after they see it. From the many small meadow openings, to the beautiful tall ponderosa pines, rock outcroppings, old jeep trails and draws you will be so busy exploring this property all the time trying to contain your excitement for this awesome playground.

The feeling is that you are on a very remote ranch, yet there are full time and seasonal homes close by. Power is to the property line as you can see in many of the photos so hooking up to power will be easy.

There are many choices as to where one might build and I am glad that its not me making that choice….we are going to let the new owner figure that one out. But that would be the fun part of the process if you decide to build a home. You might just want to camp and enjoy.

Elk and deer are frequent quests in addition to all the other mountain critters so if you are a hunter you will have a hard time not thinking about where you are going to get your next freezer full from.
