If you love Aspen Trees and the High Country close to the National Forest then you are going to love this unique property. This is Spanish Peaks Ranch Estates Lot 30 and instead of having access at the main entrance of the ranch this is one of the outlying parcels that actually has access from the road going past the Cordova Arch and to Cuchara Pass. The current owners have snowshoe’ed in quite a few times. The snow pack is not too bad but since the roads aren’t currently plowed or maintained during the winter you just couldn’t drive in. But I would bet you could certainly use a snowmobile to get there. That would be cool.

Okay here is the dream….you want to escape the city life and you just want a place where you can hang your hat and if you want to stand on the porch and…do what you want over the edge….of the porch…without having to worry about a neighbor watching. The benefit again is that you won’t have a lot of traffic or lookie-lou’s giving you the privacy that you are looking for.

Second, these two properties are located at the end of the ranch roads and the end of the cul-de-sac road and these properties are on both sides of the ranch road for a good distance before the end of the cul-de-sac and your building site would be past the end of the cul-de-sac so you have got all the privacy that one could want. I would think that if you created a turn around near the beginning of the property you could put up an entrance gate further back on your property giving you even more privacy.

Third, I can take you all over this county and you will have a difficult time finding a 35 acre parcel for $100-150,000 with views half as incredible as what you have on this property. If the ranch access to these properties were better each of these 35 acre parcels would be worth $90,000 each from our experience. The views are just that awesome here!

What a beautiful property this is, in a awesome setting too. It has a great mixture of tall Ponderosa Pines with Pinon Pines and Juniper trees. There is a good sized open meadow right as you get to the property that gives you good access to getting off the road. And the water well is just past the meadow opening in a great location near the power and phone.

We think that just past this meadow and the well and just a bit off the ranch road is a great private area to build that will have easy access and great views. Of course you have to make that final decision yourself.

You will see another good sized meadow in the distance in the 6th photo and although we haven’t yet been to it there is a property pin close by. Looks like it will be really enjoyable to hike down and explore this part of the property and find this pin.

What you have here with Delagua Canyon Ranch parcel 13 is an awesome 35 acre parcel with really good mountain views with Power and phone and a water well already to go. So if you wanted to just come and camp it is perfect and if you wanted to build soon you have so much already there.

I want to mention that you know in our business we see a lot of properties and we fall in love with a lot of them. This is no exception, in fact the moment we pulled up to this property we both felt it. We Loved it from the start….and that is the problem with this property.

No we aren’t going to purchase it, as much as we wish we could, but no only do the current owners love it and really don’t want to sell it but this is going to happen to a lot of people that see this property. We just know it….

The property is an odd shaped property and its split by the ranch road but I don’t think that this will even be a concern for most people after they see it. From the many small meadow openings, to the beautiful tall ponderosa pines, rock outcroppings, old jeep trails and draws you will be so busy exploring this property all the time trying to contain your excitement for this awesome playground.

The feeling is that you are on a very remote ranch, yet there are full time and seasonal homes close by. Power is to the property line as you can see in many of the photos so hooking up to power will be easy.

The pressure tank is installed in a really nice concrete tank complete with all the wiring and a ladder to access it and it is below ground so it won’t freeze. And the RV shelter will keep your RV cool and you will find that even on hot days you will get a cooler breeze under the shelter.

With this setup this is a perfect property for spring, summer or fall RV camping until you build your new home or mountain cabin if you decide too. But you don’t ever have to build if you don’t want to.

This ranch is located just a few miles from one of our favorite places in Las Animas County….Stonewall Colorado. Stonewall is a small cute little mountain town where you can get some groceries, a hot meal and some fuel and even do your laundry. We always make sure to stop in to the Stonewall Shopping Bag for a meal or just to say Hi.

But when you get to Parcel 11 on Eagles Landing you are in a much different private quiet mountain setting in the Tall Pines and Douglas Fir trees intermixed with Pinon Pines and Juniper. You can find some natural trails that will take you down into the 35 acres to explore the property.

From locations near the ranch roads you can get some really good mountain views but when you hike down into the property you can enjoy your privacy to your heart’s content.

Note: There is an Electronic Keyed Gate at the Entrance to the Ranch so the only way to view this property is to schedule an appointment with us to view it.
