First I will tell you that the road into this ranch is longer and steeper than most with some turns and switchbacks. That is the first thing that reduces traffic into this ranch. The road is south facing so that is good cause in the winter the snow burns off fast. This road will not work for some people but many have found it not to be a problem. You have to decide. The benefit again is that you won’t have a lot of traffic or lookie-lou’s giving you the privacy that you are looking for.

Second, these two properties are located at the end of the ranch roads and the end of the cul-de-sac road and these properties are on both sides of the ranch road for a good distance before the end of the cul-de-sac and your building site would be past the end of the cul-de-sac so you have got all the privacy that one could want. I would think that if you created a turn around near the beginning of the property you could put up an entrance gate further back on your property giving you even more privacy.

Third, I can take you all over this county and you will have a difficult time finding a 35 acre parcel for $100-150,000 with views half as incredible as what you have on this property. If the ranch access to these properties were better each of these 35 acre parcels would be worth $90,000 each from our experience. The views are just that awesome here!

You have views of the entire Sangre de Cristo range that is visible in this area and both Spanish Peaks and even Greenhorn Mountain to the north. You also have views of the beautiful Apishapa River Valley from these parcels which especially in the spring, summer and fall is breathtakingly beautiful. You will certainly see some of the most spectacular sunsets and sunrises from this parcel that you could ever dream to see!

So while access might deter some this parcel offers exactly what so many are looking for at one incredible low price for 70 acres of peaceful privacy! So what won’t work for some this will certainly work for the few that are looking for these special features.

The building site is practically in the middle of the two properties and the terrain drops off in all directions from the building site giving this feeling of total privacy and protection. Power is to the property line but phone is cell only. They just recently installed new towers for Cell One and Verizon nearby so cell should work great.

What a beautiful property this is, in a awesome setting too. It has a great mixture of tall Ponderosa Pines with Pinon Pines and Juniper trees. There is a good sized open meadow right as you get to the property that gives you good access to getting off the road. And the water well is just past the meadow opening in a great location near the power and phone.

We think that just past this meadow and the well and just a bit off the ranch road is a great private area to build that will have easy access and great views. Of course you have to make that final decision yourself.

You will see another good sized meadow in the distance in the 6th photo and although we haven’t yet been to it there is a property pin close by. Looks like it will be really enjoyable to hike down and explore this part of the property and find this pin.

What you have here with Delagua Canyon Ranch parcel 13 is an awesome 35 acre parcel with really good mountain views with Power and phone and a water well already to go. So if you wanted to just come and camp it is perfect and if you wanted to build soon you have so much already there.

Having the phone and power to the property makes things so much easier and to know that the property has a good well takes a lot of the unknown risk of drilling a well out of the equation.
