There are 8 parcels that range in size from 35 acres to 54.06 acres.

This Photo was taken from Tract 2 and it has one of the most beautiful meadows on the ranch. There is a home on the neighboring ranch within view depending on where you build but believe me this meadow is worth the effort to put a driveway up to it as it has spectacular Sangre de Cristo Views!
We offered San Juan Mesa Ranch as a complete 328 acre property but since it has not sold as one property it will now be sold as individual 35 acre plus properties. You can combine as many as you wish for larger acreage so you don't have to settle for just 35 acres.
There are NO Covenants on San Juan Mesa Ranch which is rare in this area as most surveyed platted ranches do have protective and somewhat restrictive covenants. Only County building codes and County Restrictions apply. There will only be provisions for common Road Maintenance.
There is also no Power provided to the individual properties. But the good news is that power is close to the ranch in a few different directions and you could bring in power without it costing too much.
Now lets talk about location and where this ranch is located. San Juan Mesa Ranch is not located 40 miles from anywhere in the middle of nowhere. It is so close to Segundo off of Highway 12 that you can see the town of Segundo from many of the properties. Segundo is only about 16 miles on the State Highway 12 "The Highway of Legends" from Trinidad. And then it is only a short hop and skip to these properties.
What about Financing? Well the developer does offer excellent financing and terms. With a minimum of 15% down the developer will finance the balance amortized over 5-10-15-20 or even up to 25 or 30 years to get your payment low but the property will have to be paid off in 7 to 10 years if you go longer than a 10 year term. We can tailor the payment to what works best for you. Excellent Financing and Terms! Or heck you could even pay cash and he would accept that…. :))
Mineral and Water Rights: No Mineral Rights come with these properties and currently there are Methane Gas Wells on 3 of the properties on the Ranch. We can discuss mineral rights more with you if you are not familiar with them, just ask. There are also no water rights and that is because there has to be surface water in order to have Water Rights. And although parcels 1, 2 and 3 have a seasonal creek drainage on them this is not year round or consistent enough to apply for water rights. But since each property is at least 35 acres in size the state allows you to apply for a Domestic Well Permit. The Mountain Views from these parcels are just spectacular too! From most you can see the Sangre de Cristos to the west and also Fishers Peak to the east and the River Valley along Highway 12. And from some of the properties you can also see the Spanish Peaks to the North. Just incredible big sky views!
The Terrain is mostly what I call "Santa Fe" Style with Pinon Pines and Juniper trees with only a few Ponderosa Pines. This lends itself to big open skies and night skies full of stars. I love this open feel myself.

This is a view from Tract 1 of the Sangre de Cristo Mountain Range. And yes a neighbor to the west has a Tee Pee on their property which is really farther away than it looks in this photo. I had to zoom in to get the mountains to look about as big as they feel when you are on the property but it also cropped and zoomed in on the Tee Pee. But hey I think it is really cool and actually while I was out taking these photos today I found an arrowhead on Tract 2. Awesome!
